What would you rather have: a 3d bed plus an extra bath or a 1 car garage?
We are buying a 2 bed 1 bath house and wondering if we should make the 1 car garage into a 3rd bed with an extra bath. Would you buy a home without a garage if it had 3beds 2 bath or a 2bd 1 bath with a 1 car garage?

- I would but my husband wouldn't. He says when you turn the garage into an extra room that it brings the value of the house down. Only one persons opinion. Enjoy your new house..
- CONVERTING A GARAGE INTO A ROOM WITH A BATH ISNT CHEAP,YOU WILL NEED TO RUN PLUMBING,GET PERMITS FROM THE CITY,HAVE ALL ELECTRICAL, PLUMBING INSPECTED Just buy what size house you want.
- I think he is right. Unless I had a LOT of kids, I would never give up my garage for an extra bedroom or any other room! Bert
- do you need the 3rd bedroom or is it just for future use. unless there is room to put a large shed or another garage on the property i would not do it.
- Depends on your need value wise the third bedroom will up the value of your home. If the bedroom is not needed you may opt for a family room or if your looking to resale one day, a master suite would be great. Making a room that is not committed to being a bedroom can also be great for resale, design the space so that the buyer can vision thier own purpose for the room ex. home office, family room, bedroom rec room, and so on, but enjoy it for what you choose but budget and plan carefully because it is a big undertaking.
- Its best if you are going to sell the home down the road to have a 3rd bedroom and extra bath. But keepin mind that a 2 car garage is also better to have. One car garages date the property so if you make improvements make sure to include the changes for the garage.
- I'd pick the bedroom over the garage...but there's be a lot of expense in changing that...might be better to get what you wanted now and have the rooms already there if you are planing on a family.
- I'd have to go with the extra bedroom and bath. Always nice when you have company. If you are a newlywed remember that a little addition might be anticipated before you are ready to buy ANOTHER home...so, allow for that possibility. Go for the extra room and bath. - 3rd bedroom and 2nd bath, definately. That is exactly what a previous owner did to my house. We would never have bought a house with only 2 bedrooms.
- A garage is a wonderful thing. I only wish I had one. I have seen garages that people have turned into rooms and it kinda looks tacky. Unless you have an exelent contractor who can hide the fact that it ever was a garage. Otherwise I'd leave it alone.
- I would not buy a home without a garage. I actually lived in a house like you describe as a newlywed. If you are going to spend the kind of money it would take to redo the garage, you could just find one with three bedrooms, two baths, and a garage. If you think you can resell the house more easily to someone with children, no one with a baby is going to want a house without a garage either.
- Three beds 2 baths are better than 2 beds 1 bath, by far, but in the north garages are pretty much a must because we actually see the seasons change. You really should think about whether that home will fit your needs a few years down the road (ie if you are planning on children), before you ink any docs. because it is a costly investment and would be an even costly mistake especially since the housing industry is suffering right now. 10 Yrs in the industry.
